Our national Rental Trends report is an Excel spreadsheet that contains property statistics to help you understand residential rental performance at a suburb level. Two reports are bundled together in the same download, one for houses and the other for units, allowing you to filter by suburb, postcode, Sa3 and Sa4 region and Local Government Area.

Covering more than 10,000 suburbs nationally, the report will help you profile median bedroom and bathroom counts, address counts, the average number of properties listed for sale and for rent, asking price median for both sales and rentals, rental medians by bed count, and available in the one worksheet covering a 12-month time-series.

Who should use this report?

Rental Trends is the ideal tool for lenders, property managers, valuers, brokers and real-estate agent groups, buyers agents, property investors, economic researchers, or anyone working with big data. Franchise groups (like brokers or real-estate agencies) as well as corporates are allowed to share the report throughout your business group for the one fixed monthly fee, making it ideal for use within newsletters. Content shared at an individual suburb level can also be used for social media posts.

What do you get?

Rental Trends is updated monthly and available for download via suburbtrends.com.au. The spreadsheet format allows you to instantly sort columns to suit, as well as generate your own trend charts using our 12-month time series data. Users are also invited to upload Rental Trends into their own databases and use in research or analytics reports.

Each monthly report includes over 130 columns of data:

  • Suburb, Postcode, Sa3, Sa4, local council, and property type
  • Number of addresses
  • Median bedroom, bathroom and car count
  • For sale average listings count, month by month over the last 12-months
  • List price median, month by month over the last 12-months
  • For lease average listings count, month by month over the last 12-months
  • Rent price median, month by month over the last 12-months
  • Rent price median for 1, 2, 3 and 4 bedrooms, month by month over the last 12-months
  • Census statistics for the suburb (income, family households, moved in the last year, moved in the last 5 years, born in Australia, born overseas, average household size, property type(s) by percentage, tenure)
  • Socio economic profile for the suburb
